Chapter One: Introduction
1.1 Background of the Study
Housing affordability in Damaturu Local Government Area (LGA), Yobe State, is a growing concern, influenced by various geopolitical crises, including political instability, insurgency, and regional conflicts. The region has been significantly affected by the Boko Haram insurgency, which has not only displaced thousands of people but also disrupted local economies and hindered infrastructural development (Umar & Bello, 2024). The ongoing conflicts and regional instability in Yobe State have exacerbated housing shortages and increased the cost of housing, creating a barrier to affordable housing for many residents (Abubakar & Idris, 2023).
Geopolitical crises often lead to a distortion of land markets, with displaced persons and returning migrants competing for limited housing stock. Additionally, the challenges of governance and resource allocation at both the state and local government levels further complicate efforts to address housing affordability. This study aims to investigate how geopolitical crises in Damaturu have impacted housing affordability, particularly in relation to local governance, resource distribution, and displaced persons' housing needs.
1.2 Statement of the Problem
Housing affordability in Damaturu LGA has been significantly impacted by geopolitical crises, including insurgency, political instability, and resource misallocation. These crises have led to a shortage of available housing, an increase in rental prices, and the displacement of many residents. This study will examine how these geopolitical crises influence housing affordability and propose solutions to address these issues in the region.

Limitations include difficulties in accessing comprehensive data on housing markets and displacement trends, as well as the challenges of measuring the long-term effects of geopolitical crises on housing affordability.
